Canton Crossing II
 

The project was a retrofit of an existing building. The original building was a 40,000 square foot, 1-story warehouse structure with precast, exposed aggregate exterior walls.

The proposed use was for a 2-story office building. A second floor was added within the existing structure with the use of permanent shoring steel and underpinning. New exit stairs and 2 elevators were installed within the building. The existing walls were reinforced, and there were 90 openings for windows and storefront cut into the existing panels.

The exterior walls were re-faced with a brick veneer. Twelve gas fired rooftop HVAC units were installed to provide the heating and cooling for the building.

A 3,500 square foot branch bank with a 2,500 square foot drive through banking area was built on the north end of the building. The west side of the 1st floor was prepared for future retail tenants, and the office areas were constructed in the remaining area of the floor.

The 2nd floor tenant work consisted of office areas for a 3,600 square foot advertising agency, a 5,500 square foot legal office, a 20,000 square foot mortgage office and 8,700 square feet occupied with offices for a finance company. The site work consisted of removing all existing items, i.e., fencing, paving, curbs, etc., and installing new.

Although the original project contained a time frame of 7 months, King was able to meet the needs of the client, and the project was completed and occupied in less than 6 months.
